The turn clock starts with an empty unit
Every day a unit sits with the last resident's couch in it, you lose a day of rent and the paint crew can't start, which is why trash-outs are the first job on a turn.
Why crews already on-site change the math
A junk hauler has to be booked and scheduled, and somebody has to let them in. Our porters are already on your property Sunday through Friday. If removal means entering an apartment or unit, we send a specialist to assess the scope and take photos so we can give you a customized quote for the trash-out.
What's cleared
We clear furniture, mattresses, appliances, electronics, boxes, and debris, and bagged trash goes into your containers for your hauler. Oil, paint, light bulbs, blood, and other liquid or gas waste are outside what we remove, and so are units affected by bedbugs or blood. Those need a specialized vendor, and we'll tell you so.
We sort what we remove
We sort every trash-out before it leaves, so e-waste goes straight to a facility that accepts it and metal and cardboard go to their own streams, and landfill comes last. This keeps e-waste and recyclables out of the landfill.
Documented for deposit and legal reasons
We photograph everything we remove with the date and unit number. You can use that record in a security deposit dispute and for whatever your abandoned-property process requires.
How much a unit takes
We measure in loads. One truck load holds up to 3 cubic yards, which is about a mattress and box spring with some light debris. A truck with our trailer carries up to 15 cubic yards. We build monthly bulk estimates in loads too, so you know what to expect. Bulk Removal, Sorting & Consolidation
California's rules on what was left behind
California law sets out what happens to belongings a former tenant leaves behind. Once the property sends a notice, the former tenant has at least 15 days to claim the items if the notice was handed over, or 18 days if it was mailed. After that, if the property reasonably believes everything left is worth less than $700, it can keep the items or dispose of them, and anything above $700 goes to public sale. Your property runs that process, with your counsel or management company setting the timing, and our dated photos by unit give you the record for it. We clear a unit at your property manager's direction and on your timetable, once management confirms its abandoned-property process is complete and tells us to go ahead.
