An 862-unit multifamily community in Fremont, California, was paying Republic Services more than $42,000 a month while it fought persistent illegal dumping and bulk waste from its own residents. Green Glove Heroes right-sized the service and audited the invoices repeatedly, and we built two truckloads of bulk removal a week into daily management. The hauler bill dropped 27%, from $42.8K to $31.3K a month, and we recovered more than $21,000 in billing credits. After Green Glove Heroes fees, the property nets $59K+ a year.

An 862-unit multifamily community needed to bring down an exceptionally large monthly waste bill while it dealt with persistent illegal dumping and the bulk waste its residents left behind. Green Glove Heroes optimized the service levels, audited the invoices on a recurring basis, managed the site every day, and scheduled bulk removal, which brought the financial and operational sides of the problem under control together.

| Monthly cost | Before | After |
|---|---|---|
| Republic Services invoices | $42.8K | $31.3K |
| Green Glove Heroes management program | Not in place | Included |
| Total monthly cost | Baseline | Lower total cost |
The Republic Services invoice dropped from $42.8K to $31.3K a month, which is more than $11K a month the property no longer pays its hauler. The Green Glove Heroes management fee comes out of that difference, and the property keeps $4.9K+ a month, or $59K+ a year.* The property also gets the $21K+ in recovered credits and $27,456 a year of included bulk removal.

Two things were wrong at once here. The property was paying for more service than it needed, and bulk kept piling up with no plan to move it. We cut service back to fit the property's capacity and site conditions. Our team kept going back through the invoices, and those audits found more than $21,000 in overcharges and credits the hauler never applied. Bulk now goes out on a set schedule of two truckloads every week. We send photos each week and ask for approval before anything extra goes on the truck, and that schedule handles whatever residents leave plus what gets dumped.

This result came from a large property with a large bill and a bulk problem. These are the signs we'd look for at yours:
We look at all of this during a complimentary on-site visit and give you a price once we've seen the property. Hauler approval and implementation usually take 30 to 60 days, and dialing the system in takes about 30 more.
