39% off the Recology bill in Rohnert Park

A 348-unit multifamily community in Rohnert Park, California, cut its Recology bill 39%, from $15.6K to $9.5K a month, after Green Glove Heroes redesigned its service levels and got the property's valet trash provider, the City, Waste Zero consultants, and Recology working from one operating plan. After Green Glove Heroes fees, the property nets $27K+ a year.

01

The Opportunity

A 348-unit multifamily community asked Green Glove Heroes to bring down an unusually high waste-service expense without compromising collection reliability or compliance. The property also needed its valet provider, the City, Waste Zero consultants, and Recology working from the same operating plan. We redesigned the service levels and coordinated with everyone the new system needed in order to work.

02

The challenge and the fix

The Challenge

  • Service levels and monthly hauling costs were both higher than the property required.
  • The door-to-door valet activity had to fit in with the collection system and with what the site expected.
  • Several public- and private-sector stakeholders were working from different priorities and assumptions.
  • The cost cuts had to happen without creating overflow or contamination, and they couldn't cause collection problems either.

The Solution

  • We analyzed container capacity and collection frequency against what the property generated.
  • We brought Recology service levels down to a more efficient configuration.
  • We worked directly with the valet service director to line up the set-out and sorting procedures.
  • We led meetings where Recology sat down with the City and Waste Zero to set shared processes and expectations.

The Recology invoice dropped from $15.6K to $9.5K, so the property now pays its hauler more than $6K a month less. The Green Glove Heroes management fee comes out of that difference, and the $2.3K+ a month that's left stays with the property, with daily on-site management already part of that lower total.

04

Why five groups had to agree

When you cut service at a property with valet trash, you affect everyone who handles the waste. Recology sets the containers and pickups and bills for them, which means every change has to go through Recology. The valet provider collects at residents' doors and sets the bags out for pickup, and its schedule had to match the new configuration. Compliance also had to hold up, and that's where the City and the Waste Zero consultants came in. When those groups work from different assumptions, a smaller service shows up as overflow or a contamination notice. Green Glove Heroes led the meetings that got everyone onto one plan, and our daily management has kept the property on it.

05

Is your property a fit?

This result came from a property that was paying for more service than it used. These are the signs we'd look for at yours:

  • Your containers go out half full on pickup day.
  • Your hauler bill has crept up even though your units and occupancy haven't changed.
  • You run valet trash, and the valet set-out doesn't line up with the hauler's pickups.
  • Your city tells you one thing, and your hauler and vendors each tell you something else.

We look at all of this during a complimentary on-site visit and give you a price once we've seen the property. Hauler approval and implementation usually take 30 to 60 days, and dialing the system in takes about 30 more.
